Real estate listing video: the shot list, and how one shoot becomes about 10 clips
Updated 26 October 2026 · Written by Reyansh Juneja and Naman Dhiman, the co-founders of SOVE7GN, who run the campaigns and review the clips
A real estate listing video works best as one shoot with two edits: a 2 to 4 minute horizontal property film for the MLS tour link, the listing page and YouTube, and about 10 vertical clips of 15 to 60 seconds for Reels, Shorts and TikTok. This page gives the shot list for a luxury home, the length for each platform, when the agent should be on camera, and the MLS, drone and fair housing rules to check before anything posts.
Short answer: Shoot every space twice: once horizontal and wide, once vertical and close. Add a drone pass, a golden-hour pass and three short pieces of you to camera. Cut an unbranded property film for the MLS, a branded version for your own channels, and about 10 vertical clips, one idea each. If you fly the drone yourself for work, you need an FAA Part 107 certificate.
What should be on a listing video shot list?
Film in this order so the light is right and nothing gets missed. Shoot each interior twice: a slow horizontal move for the film, then a vertical framing for clips. Reframing horizontal footage to vertical later usually cuts off what made the shot good.
| # | Shot | How to film it | Goes into |
|---|---|---|---|
| 1 | Approach: gate, drive or street | Slow push in, steady, 10 to 15 seconds | Film opening, clip 1 |
| 2 | Front door and entry | Walk through at eye height, one take | Film, clip 2 |
| 3 | Signature room, wide | Hold for 5 seconds before moving | Film, clip 3 |
| 4 | Signature room, three details | Close-ups: material, joinery, a fixture | Clip 4 |
| 5 | Kitchen | Wide, then the island, then the view out | Film, clip 5 |
| 6 | Primary suite and bath | Bed to window, then the bath in one move | Film, clip 6 |
| 7 | Outdoor living and pool | Horizontal pan, then vertical from the far corner | Film, clip 7 |
| 8 | Drone: lot, setting, distance to water or town | Two passes, high and low | Film, clip 8 |
| 9 | Floor plan flow | One continuous walk from entry to back of house | Clip 9 |
| 10 | Golden hour: the view, exterior lit | Same angles as 3 and 8, 30 minutes before sunset | Film ending, clip 10 |
| 11 | Agent to camera, 3 pieces | Why it is priced where it is; what makes it rare; how to see it | Branded film, clips 3, 9, 10 |
Shots 1 to 10 make the property-only version; shot 11 makes it your marketing.
How long should each version be?
| Version | Our recommended length | Platform limit | Source |
|---|---|---|---|
| Property film, MLS and listing page | 2 to 4 minutes | Set by your MLS and tour host | Your MLS rules |
| Branded film, YouTube | 3 to 6 minutes with agent pieces | Long-form | |
| Teaser | 30 seconds | ||
| Instagram Reels | 15 to 60 seconds per clip | Up to 3 minutes | Social Media Today, January 2025 |
| YouTube Shorts | 15 to 60 seconds per clip | Up to 3 minutes | YouTube Help |
| 30 to 90 seconds, agent pieces only | 15 minutes | LinkedIn Help |
The recommended lengths are our judgment from cutting clips, not platform rules. One YouTube detail matters if you use music: Shorts longer than one minute with an active copyright claim of any type are blocked worldwide, per the same YouTube help page. Use licensed or platform-library audio, or keep music clips under a minute; our guide to real estate video music covers which libraries are cleared for business use. Full export settings for every platform are on our clip specs by platform page.
Agent on camera or property only?
Both, in different places. The MLS version should be property only, because many MLSs only accept unbranded tours as public links. One example: a flexmls-based MLS policy defines an unbranded tour as one that "does not contain broker or member names, contact information or logos", allows only that kind as a public link, and limits branded tours to private links (Berkshire REALTORS policy, September 2014). Rules vary by MLS, so read your own board's media rules before you upload.
Everywhere else, put yourself in it. The property-only cut sells this house; the cut with your three talking pieces also sells you to the next seller.
How does one listing shoot become about 10 clips?
| Clip | Built from | First line on screen |
|---|---|---|
| 1 | Approach | "This is what you see from the gate." |
| 2 | Entry | "The first ten steps inside." |
| 3 | Signature room plus your pricing piece | "This room is why it is priced where it is." |
| 4 | Three details | "Three things the builder did not have to do." |
| 5 | Kitchen | "Where everyone ends up at a party." |
| 6 | Primary suite and bath | "The whole east wing is one suite." |
| 7 | Outdoor and pool | "The part of the house used most in summer." |
| 8 | Drone | "Four minutes to the water. Here is the route." |
| 9 | Floor plan walk plus your "what makes it rare" piece | "The whole plan in 40 seconds." |
| 10 | Golden hour plus your "how to see it" piece | "Same view, 6 hours later. Private showings this week." |
At 2 clips a day that is 5 days of posting from one shoot. If you also record 5 to 8 longer talking pieces on site, the same day can give about 20 clips; that version is mapped on our real estate reel ideas page. How the listing film and clips fit into a full launch calendar is on how to market luxury real estate, and the open house sequence is on our open house video page.
What rules apply to a listing video?
General information, not legal advice. Checked October 2026.
- Fair housing. HUD's rule covers "words, phrases, photographs, illustrations, symbols or forms" that signal a preference about who should live in a home (24 CFR 100.75). That includes your voiceover, on-screen text and who appears in the footage. Describe the house, never the buyer.
- California license disclosure. Regulation 2773 lists ads in electronic media, including "the opening section of streaming video", as first point of contact materials that must show your name, license number and responsible broker (DRE RE 559). Put them on the opening card of the branded film, not only the end.
- Authority and accuracy. NAR members need the seller's authority to advertise (Standard of Practice 12-4) and must present a true picture (Article 12); the 2026 Code applies Article 12 to images and internet content. Sky swaps, digital staging and AI edits that change the structure, condition or view do not pass.
- Drones. The FAA says that with a small drone under 55 pounds you can fly for work or business under Part 107, which means passing the knowledge test for a Remote Pilot Certificate and registering the drone ($5, valid for 3 years) (FAA). If your videographer flies, ask to see the certificate. Canada and UK rules, and the six aerial shots worth paying for, are in our real estate drone video guide.
- Footage ownership. Get the videographer's license in writing and make sure it covers social clips; our rules page explains why.
Who cuts the clips?
The film is a one-day job for a videographer. The 10 clips, their captions and two posts a day for a week are the part that slips. We cut listing footage you already have into clips and post them on your own accounts: 2 example clips for your approval first, live within 48 hours, Entry at $2,000 a month for 2 clips a day. Questions people ask
What are good real estate listing video ideas?
Film the approach from the street, the signature room with your take on the price, three close-up details, the floor plan in one walk, and the same view at golden hour. Each one is a stand-alone clip with its own first line.
Can I use AI for real estate listing videos?
If someone else edits, give them a written brief first; our luxury real estate video editing page has one to copy. AI tools can help with captions, cutting and music. Do not use them to change what a buyer would see: NAR's Code requires a true picture in advertising, including images. Virtual staging should be labeled, and the structure, condition and view must stay real.
What should a real estate listing video script say?
Very little. Let the house carry the property film, with short on-screen text for room names and key facts. Save the script for your three pieces to camera: why it is priced where it is, what makes it rare, and how to book a showing.
