Real estate reel ideas: one listing tour cut into 20 clips

Updated 24 October 2026 · Written by Reyansh Juneja and Naman Dhiman, the co-founders of SOVE7GN, who run the campaigns and review the clips

The best real estate reel ideas come from footage you already shoot: one listing tour, filmed with a few talking segments, can be cut into about 20 separate reels instead of one long walk-through. Below is the clip map we use, segment by segment, with a hook line for luxury buyers, where each clip fits, and how to space them over four weeks.

Short answer: Film about an hour on site: the walk-through plus short talking pieces about the view, the street and the price. One hour of long video usually gives 12 to 20 clips. Give each room or idea its own clip with its own first line, post 2 a day, and check each one against the realtor social media rules before it goes out.

Why cut one tour into 20 clips instead of posting one video?

Because outliers drive reach, and you cannot predict which clip will be the outlier. In our own research (October 2026) on 31 luxury real estate agents in the US and Canada, with 5.8K to 192K followers, the median typical reel got about 6,800 views and the median best reel about 29,000. That best reel did about 4 times the typical one (29,000 divided by 6,800). 13 of the 31 agents, about 4 in 10, had a reel do 5x their normal or more, and 9 of 31, about 3 in 10, did 10x or more.

One tour posted as one video is one ticket. The same tour as 20 clips is 20 tickets, each with a different first line, a different room and a different reason to watch.

What to film so the tour cuts well

Shoot the walk-through steady and slow, with natural pauses between rooms; those pauses become cut points. Then record 5 to 8 short talking pieces to camera, 30 to 90 seconds each: why the house is priced where it is, what the street is like at 7am, what you would change, who built it. Shoot vertical (9:16); our clip specs by platform list the rest.

The 20-clip map

The hook lines describe the property and the place, never the buyer, which keeps them clear of fair housing problems.

Rows 14 to 17 matter most for luxury buyers. They are the clips nobody else can make, because only you hold that opinion. The rule column links to the full list on the rules page.

Which platform does each clip fit?

With CPM clipping, our clippers post on their own accounts across 7 platforms: TikTok, Instagram, YouTube Shorts, X, Snapchat, Facebook and LinkedIn. On a retainer, clips go on your own accounts. This is our judgment on fit for luxury listings, not measured data:

PlatformBest segmentsWhy
Instagram ReelsAll 20The main feed for most agents
YouTube Shorts3, 8, 9, 18Wide visual clips that hold without sound
TikTok1, 11, 13, 15Opinion and curiosity hooks travel
Facebook12, 17, 19Local reach for showings and area clips
LinkedIn14, 16, 17Market and pricing takes for other agents and investors
X14, 17Short market opinions
Snapchat1, 8, 10Pure visuals

A 4-week posting cadence

At 2 clips a day you post 14 a week, so one 20-clip tour covers about 10 days. Across 4 weeks that is 56 clips, which at 12 to 20 clips per hour of footage means about 3 to 5 hours of filming a month (56 divided by 20, and 56 divided by 12). In practice that is two or three listing tours plus a monthly market update video.

WeekWhat goes outNote
1Tour A: arrival, signature rooms, views (1 to 10)Only after the MLS filing
2Tour A: neighborhood, agent takes, price context (11 to 18); market update clipsYour opinions carry this week
3Tour B: rooms and views; showing invite for Tour A (19)Mix two listings so the feed is not one house
4Tour B: agent takes; status update for Tour A (20)"Sold" only on your own deals

Who does the cutting?

You can cut these yourself in an afternoon a week, or hand the footage to an editor; the best social media video services for realtors compares the options, us included. We start with 2 example clips for your approval before anything goes live, and go live within 48 hours. Entry is $2,000 a month for 2 clips a day; Growth is $4,000 a month for 4 a day, which suits two listings at once. Both qualify for our 1,000,000-view guarantee on a 3-month plan (terms). Questions people ask

What are good real estate Instagram reel ideas?

The ones only you can film: your own listings broken into one room or idea per reel, your take on the price, the street at a set hour, and what you would change about the house. Give each clip a first line that names a specific thing in the frame.

Do real estate reel templates work?

Templates help with layout and text placement, but the same template on every agent's feed looks the same. The hook and the opinion are what make a clip travel, and no template supplies those.

Are funny real estate reels worth it for luxury agents?

Humor can travel, but luxury buyers hire on judgment and taste. A clip that shows your opinion on a house usually does more for a high-ticket business than a trend skit. If you do humor, keep it about the property or the process, never about types of buyers.

What should real estate agents post on social media?

Listings you are authorized to market, your read on the local market, neighborhood footage and your face on camera, each with your brokerage name where your state requires it. Our rules page has the state table.
