Just sold video: how agents turn a closing into the next listing, with a script and the rules

Updated 1 November 2026 · Written by Reyansh Juneja and Naman Dhiman, the co-founders of SOVE7GN, who run the campaigns and review the clips

A just sold video works when it tells the next seller on that street how the home sold, not just that it sold: what you did in the first week, how many days it took, and one decision that made the difference. Film it with the sellers' permission, claim "sold" only if you were the listing or buyer's agent, and check whether your state treats sale prices as private before you put the number on screen.

Short answer: A 30 to 45 second vertical video: hook with the result, three beats of how it happened, a line to neighbors who are thinking of selling, brokerage name on screen. Only the listing or cooperating broker may claim "sold" under NAR Standard of Practice 12-7. In non-disclosure states such as Texas and Utah, sale prices are not in public records (ATTOM), so get the sellers' written consent before you show the price. General information, not legal advice.

Who is allowed to post a just sold video?

The agents on the deal. NAR Standard of Practice 12-7 says: "Only REALTORS® who participated in the transaction as the listing broker or cooperating broker (selling broker) may claim to have 'sold' the property," and before closing a cooperating broker may post a sold sign "only with the consent of the listing broker" (NAR Code of Ethics).

Your roleCan you say "sold"?How to word it
Listing agentYes"Just sold"
Buyer's agent (cooperating broker)Yes"Just sold: I represented the buyers"
Another agent on your team or officeNo, not as your sale"My colleague [name] just sold..."
An agent who showed it onceNoDo not post

Our cautious reading on credit: name the other side's brokerage when you show a co-op deal. It is not something 12-7 requires, but it is what a "true picture" in advertising (Article 12 of the same Code) looks like, and the other agent will notice either way.

Can you show the sale price?

It depends on the state and on your sellers. In non-disclosure states, "property sale prices are not publicly recorded as part of official public records". ATTOM (October 2022) lists Alaska, Idaho, Kansas, Louisiana, Mississippi, parts of Missouri, Montana, New Mexico, North Dakota, Texas, Utah and Wyoming.

In those states, the price in your video may be the first time it is public anywhere. The price is in the MLS, but MLS data comes with its own use rules set by each MLS.

Our cautious reading, for every state:

What should a just sold video script say?

BeatTimeExample line (placeholders, not data)
Hook0 to 3 s"This home on [street] sold in [number] days. Here's what we did differently."
Beat 1: the prep3 to 12 s"We fixed two things before photos: the [room] and the lighting in the [room]."
Beat 2: the launch12 to 22 s"Full video tour the first weekend, open house Saturday and Sunday."
Beat 3: the result22 to 32 s"[Number] showings, [number] offers, closed on [date]."
Neighbor line32 to 40 s"If you're on [street] and wondering what yours is worth, message me."
Close card40 to 45 sAgent name, brokerage name, license number where your state requires it

Every number must be true for this sale and cleared with the sellers. If you were the buyer's agent, the story changes: "My buyers lost three homes before this one. Here is what we did on the fourth offer."

Our real estate video scripts page has scripts for the other post types, with hooks you can reuse.

What should you film for a just sold video?

If you already filmed a full walkthrough at listing, most of this is done. Our real estate listing video guide covers that shoot. A thank-you from the sellers on camera is a testimonial and follows the FTC's review rules; see real estate testimonial video.

How do you get more than one post from a sale?

Cut the same footage several ways: the 30-second just sold reel, a 15-second "sold in [number] days" teaser, a "what I'd tell the next seller on this street" clip, and a longer YouTube walkthrough of the strategy. That is four posts from one sale. If you record a monthly talk on your recent deals, the clips come from there.

That is the work we do for agents. One hour of long video usually gives 12 to 20 clips, posted on your own accounts daily, 2 example clips approved first, live within 48 hours. Entry is $2,000 a month for 2 clips a day. Book a 30-minute call or see how we work with founder-led businesses.

Questions people ask

How do you make a just sold video?

Film the home with the sold sign, yourself on the street saying how it sold and how fast, two or three key rooms, and a line inviting neighbors to ask what their home is worth. End with your name and brokerage.

Can a buyer's agent post just sold?

Yes. Under NAR's Standard of Practice 12-7, the cooperating (selling) broker may claim to have sold the property. Say that you represented the buyers.

Can I post the sold price on social media?

Only with your sellers' consent, and with extra care in non-disclosure states such as Texas and Utah, where sale prices are not in public records. "Sold over asking" or "sold in 6 days" are common alternatives if true.

What do you say in a just sold post?

The result, how it happened in three short beats, and an invitation to neighbors. Keep every number true and cleared with the sellers.
