Luxury real estate Instagram: what top agents post, what their reels get, and a weekly mix

A luxury real estate Instagram that wins listings is mostly reels of the agent talking about specific homes, streets and prices, with the grid acting as a portfolio. Volume matters more than polish: in our October 2026 study of 31 luxury agents, the median best reel got about 4 times the views of the median typical one, and you cannot tell in advance which reel that will be.
Short answer: Post reels daily if you can, and make at least half of them you on camera: a price take, a street you know, a deal story told with permission. Use the grid as a clean portfolio of listings and the pinned posts for your intro video and best listing. Put the brokerage name where your state needs it on every post. Expect a typical reel in the thousands of views and an occasional one several times higher.
What do luxury agents' reels actually get?
We looked at 31 luxury real estate agents in the US and Canada in October 2026, with 5.8K to 192K followers, and recorded what their reels typically got and what their best reel got.
| Measure | Result | What it means |
|---|---|---|
| Median typical reel | About 6,800 views | A normal reel reaches a few thousand people, mostly not yet clients |
| Median best reel | About 29,000 views | About 4 times the typical reel (29,000 divided by 6,800 is about 4.3) |
| Agents with a reel at 5x their normal or more | 13 of 31 | About 4 in 10 |
| Agents with a reel at 10x their normal or more | 9 of 31 | About 3 in 10 |
What this does not mean: views are not leads, 31 accounts is a small sample, no UK agents were measured, and none of it is a forecast for your account. What it does mean is that breakout reels are common even at this follower range, and the number of reels you post decides how many chances you get at one.
What should a luxury agent post each week?
This is our recommended starting mix for 14 reels a week, which is 2 a day. Adjust it after a month by what your own reels get.
| Reel type | Per week | What you film | Rule to check first |
|---|---|---|---|
| Your take on a listing | 3 | You, in the house, on one decision: the price, the layout, what you would change | Seller approval for anything about price; listing on the MLS first |
| Walk-through, no talking | 2 | Signature rooms and the view, 15 to 30 seconds | Cleared music (real estate video music) |
| Street and neighborhood | 3 | You walking the street at a specific hour, saying what it is like | Describe places, never the kind of buyer |
| Market number | 2 | One local number from public data and what it means for a seller | Say where the number came from |
| Deal story | 2 | A negotiation or a problem you solved, told without identifying anyone | Client permission; no bottom-line or motivation details |
| Question of the week | 2 | The thing a seller or buyer asked you this week, answered in 30 seconds | No payment or rate figures without the full disclosures |
Ten of the fourteen have you on camera. That is the point: a luxury seller picks the agent whose judgment they trust, and a feed of property shots with music shows the house, not you. Our real estate reel ideas page maps one listing tour into 20 clips if you need the raw material.
Grid, reels, stories and pins: what does each one do?
- Reels reach people who do not follow you yet. Instagram's head, Adam Mosseri, has said that like rates matter more for your followers and send rates matter more for people who don't follow you (Social Media Today, May 2026). In luxury, the reel that gets sent is usually the one with a specific detail a person wants to show their partner.
- The grid is what a seller scrolls before calling you. Instagram moved profile grids from squares to rectangles in January 2025 (Business Today), so check your covers in the grid view; text near the top or bottom edge of a cover can get cut.
- Pinned posts sit at the top of the grid. Pin your realtor intro video and your strongest current listing.
- Stories are for people who already follow you: open house reminders, the day's showing, a poll on two kitchen finishes.
- The bio is where a stranger lands after a reel does well; our realtor Instagram bio guide covers it line by line.
What does every luxury listing post need?
- Brokerage name where your state needs it. Texas allows it on the profile if the profile is a direct link away; North Carolina wants the firm name in the post itself. The state table is in our realtor social media rules. If you post as a team, read our real estate team advertising rules too.
- A true picture. NAR's Code of Ethics asks members to present a true picture in advertising. Label virtual staging, and do not edit out what a buyer would find on the visit.
- No buyer description. "Perfect for a young family" describes the buyer by familial status; HUD's rule covers words and images that signal a preference (24 CFR 100.75).
- Seller permission for interiors, price discussion and anything about why they are selling.
- No security details: alarm panels, gate codes, the safe, a child's name on a bedroom wall.
How often should a luxury agent post on Instagram?
Our view: one reel a day is the floor for the numbers above to work for you, two is better, and the limit is footage, not ideas. One hour of talk-heavy recording usually gives 12 to 20 clips, so a weekly hour of you talking about the market, plus one listing shoot a month, covers 2 a day. The plan that ties listing content to your own content is in how to market luxury real estate.
If you record and want the cutting and posting done, we turn your footage into daily clips on your own Instagram and other accounts. Entry is $2,000 a month for 2 clips a day; Growth is $4,000 a month for 4. Both carry our 1,000,000-view guarantee over a 3-month plan: if you fall short, we keep posting at our own cost (terms). We make 2 example clips for your approval first, and go live within 48 hours. See how we work with founder-led businesses or book a 30-minute call.
Questions people ask
How do luxury real estate agents use Instagram?
The ones who win listings use reels to show their judgment on specific homes and streets, the grid as a portfolio, and stories for people who already follow them. Reels are the format that reaches people who do not follow them yet.
What should a luxury real estate Instagram post say?
One specific thing: the decision behind a price, what a street is like at 7am, the detail in a house that a photo misses. Add the brokerage line your state requires, and describe the property, never the buyer.
Do luxury real estate Instagram templates work?
For static grid posts such as "just listed" cards, templates save time. They do not replace reels of you, because a template looks the same on every agent's feed and a luxury client is choosing between agents.
How many views does a luxury real estate reel get?
In our October 2026 study of 31 US and Canadian luxury agents with 5.8K to 192K followers, the median typical reel got about 6,800 views and the median best reel about 29,000. Your account may be higher or lower; treat these as a reference, not a prediction.
