Real estate YouTube thumbnails: current size limits, layouts by video type, and claims to keep off

A real estate YouTube thumbnail should be a 16:9 JPG or PNG showing one image of the home or place, your face if you are in the video, and three to five words that say what the video answers. YouTube's help page now recommends 3840 x 2160 pixels and allows files up to 50 MB from a computer (2 MB from a phone), so the old "1280 x 720, under 2 MB" advice still works but is no longer the ceiling.
Short answer: Export a 16:9 JPG at 3840 x 2160 px (1280 x 720 is the same shape and still clears the 640 px minimum width). Upload from a computer if the file is over 2 MB. Put one clear image, your face, and a short promise such as "Living in Scottsdale: 5 pros, 3 cons". Keep off it: who a home "suits", "SOLD" on deals you were not part of, and payment figures. What size is a YouTube thumbnail now?
These are YouTube's numbers from its video thumbnail help page, checked 5 November 2026.
| Spec | Videos | Shorts |
|---|---|---|
| Recommended resolution | 3840 x 2160 px | 2160 x 3840 px |
| Minimum | 640 px wide | 640 px high |
| Aspect ratio | 16:9 | 9:16 |
| File types | Image formats such as JPG or PNG | Same |
| Maximum file size | 50 MB from a computer; 2 MB from a phone | Same |
| Account | Must be verified to upload custom thumbnails | Same |
Three details from the same page matter for agents. There is a daily limit on custom thumbnail uploads per channel, so batch-uploading a back catalogue may stop partway; try again 24 hours later. Vertical videos with a 16:9 custom thumbnail get an auto-generated 4:5 thumbnail on the home, explore and subscription pages. And every custom thumbnail must follow YouTube's Community Guidelines; a thumbnail that breaks them may be rejected and can result in a strike.
Many thumbnail guides still quote 1280 x 720 and 2 MB. That was the long-standing advice, and 1280 x 720 still works because it is the same 16:9 shape at one third the width. Design at 3840 x 2160 and you have one master file that is sharp on a TV.
What should a real estate thumbnail show, by video type?
One idea per thumbnail. A viewer decides from a small image on a phone, so text over three to five words turns into noise.
| Video type | Image | Text on the thumbnail | Avoid |
|---|---|---|---|
| Home tour | The single best room or the view, with you in frame | Price band or one feature: "$2.4M lake house" | Six photos in a grid |
| Market update | You, a simple arrow or chart shape | "[City] prices: [month]" | A made-up number to get the click |
| Living in [City] | A recognizable local place, you in front | "Living in [City]: pros and cons" | Stock family photos (see below) |
| Buyer or seller explainer | You, close up, expressive | The question: "Offer over asking?" | Fake "SHOCKING" framing |
| Listing video | The listing's hero photo, your face small | Address area and one feature | Payment amounts |
| Shorts | A 9:16 frame of you or the home | The first words of the clip, large | A 16:9 image on a vertical video |
YouTube's Test & Compare lets you test up to 3 thumbnails and titles on a long video from YouTube Studio on a computer. YouTube picks the winner on watch time, not click-through rate, and the test should finish within two weeks. Shorts cannot be tested. Our suggestion: test the face-close-up version against the property-only version on your next three tours and keep whichever wins more often.
What should you keep off a real estate thumbnail?
A thumbnail advertises a home or your services, so the advertising rules apply to it the same way they apply to a listing photo.
| On the thumbnail | Rule | Safer version |
|---|---|---|
| "Perfect for young families", a stock family photo | Fair housing: no "words, phrases, photographs, illustrations, symbols or forms" that convey a dwelling is or is not available to a group (24 CFR 100.75) | Describe the home: "4 bed near [school district]" |
| "SOLD" on a home you did not list or sell | NAR members: only the listing or cooperating broker may claim to have "sold" a property (Standard of Practice 12-7) | "Inside a home that sold for [price]" with the listing brokerage named in the video |
| "$3,200 a month with 5% down" | Truth in Lending: a payment amount or down payment in an ad triggers the down payment, repayment terms and APR disclosures (12 CFR 1026.24(d)) | Leave payments out of the image; cover them in the video with full disclosures |
| A dream-home photo that is not the home in the video | NAR SoP 12-10 bars "misleading images"; YouTube's spam policy bans "maliciously misleading titles, thumbnails" (YouTube spam and deceptive practices) | The real home, the real view |
| Another photographer's listing photo | The photographer usually owns it; see who owns the listing photos | Your own footage, or a license that covers YouTube |
Does the brokerage name need to be on the thumbnail itself? Our cautious reading is no, as long as the channel and video carry it. NAR's Standard of Practice 12-5 asks for the firm name "in a reasonable and readily apparent manner", and Texas lets social media ads put the required details on the account profile page if a direct link reaches it (22 TAC 535.155(c)). Put the brokerage on your channel banner (see realtor YouTube banner) and in each video's description and end screen.
How do thumbnails fit the rest of the channel?
The thumbnail gets the click, the opening keeps the viewer, and Shorts bring new viewers to the long videos. Our real estate YouTube channel page covers the formats that cut well into Shorts, and best real estate YouTube channels shows how established agent channels package their videos.
We cut the Shorts. One hour of long video usually gives us 12 to 20 clips, we send 2 example clips for your approval, and we go live within 48 hours on your own channel. Entry is $2,000 a month for 2 clips a day. See how we work with founder-led businesses or book a 30-minute call.
Questions people ask
What size should a YouTube thumbnail be?
YouTube recommends 3840 x 2160 pixels for videos, at least 640 pixels wide, in a 16:9 ratio. Files can be up to 50 MB from a computer and 2 MB from a phone.
Is 1280 x 720 still OK for a YouTube thumbnail?
Yes. It is 16:9 and above the 640 pixel minimum width. YouTube now recommends 3840 x 2160, which looks sharper on large screens.
Why can't I upload a custom thumbnail on YouTube?
Usually one of three things: your account is not verified, the file is over 2 MB and you are uploading from a phone, or the channel has hit its daily custom thumbnail limit.
What should a real estate YouTube thumbnail say?
Three to five words that tell the viewer what the video answers, such as "Living in Tampa: pros and cons" or "$2.4M lake house". Leave out payments and anything about who a home suits.
