Real estate market update video: a monthly script that cuts into 6 clips

Updated 25 October 2026 · Written by Reyansh Juneja and Naman Dhiman, the co-founders of SOVE7GN, who run the campaigns and review the clips

A real estate market update video works best as one monthly recording built around five local numbers from public data, scripted as six stand-alone segments so it cuts cleanly into six clips. Each clip carries one number, its source and its month on screen, plus what it means for a buyer or seller in your area.

Short answer: record about 20 minutes once a month, a few days after your MLS or board publishes its monthly figures. At 12 to 20 clips per hour of talk, 20 minutes gives about 4 to 7 clips, and a script written as six segments lands at 6. Use your local MLS statistics for prices and inventory, and a dated national source such as Freddie Mac's weekly rate survey for rates. Describe homes and streets, never the kind of buyer who should live there.

Where should the numbers come from?

Local numbers make the video yours; national numbers give context. Name the source and the month on screen every time.

SourceWhat it givesUse in a clip
Your MLS or board's monthly statisticsMedian price, new listings, inventory, days on market, sale-to-list ratio for your areaThe core of segments 1 to 3. Ask your MLS how its statistics may be quoted in ads and how to credit them.
NAR Existing-Home SalesNational and regional sales and prices, monthlyContext only. NAR's page says the data may not be reproduced without NAR's written consent by people who are not NAR members, so non-members should describe the trend in their own words or ask.
Freddie Mac PMMSThe average 30-year and 15-year fixed mortgage rate, weeklySegment 4. The page says its information may be used with proper attribution, so show "Freddie Mac PMMS, week of [date]".

UK House Price Index (HM Land Registry)Monthly average prices by area, published on GOV.UKUK agents. The data runs about two months behind: figures for August 2026 were added on 21 October 2026.

The script: six segments, one clip each

Write each segment so it makes sense on its own. Start with the number, then the comparison, then what it means. No "as I said earlier", no "next".

ClipSegmentExample hookOn-screen source line
1The headline price"The median home in [area] sold for [$X] last month. Here is what that hides.""[MLS name], [month year]"
2Supply"There are [X] homes for sale in [area] right now. That is [more or fewer] than a year ago.""[MLS name], [month year]"
3Speed and price cuts"Homes in [area] are taking [X] days to sell. Here is what sellers are doing about it.""[MLS name], [month year]"
4Rates"Average 30-year rates are at [X%] this week. What that changes, and what it doesn't.""Freddie Mac PMMS, week of [date]"
5One street or price band"What [$1M to $2M] homes in [area] did this month""[MLS name], [month year]"
6What to do now"If you are selling in [area] this month, do this first"None needed: it is your opinion, so say so

Segment 4 is the one to keep tight: quote the published average and its date, never a rate or payment you are offering. A monthly payment, down payment or rate in an ad triggers the Regulation Z disclosures explained on our realtor social media rules page. Leave payment math to the lender.

How do you keep neighborhood talk fair-housing safe?

Market updates drift into describing who lives somewhere, and that is where agents get into trouble. The Fair Housing Act bars ads that indicate a preference based on race, color, religion, sex, handicap, familial status or national origin; the statute and HUD's rule are on our realtor social media rules page. The habit that keeps segment 5 clean: describe the homes, the streets and the numbers, never the buyer.

Instead ofSay
"Perfect for young families""Four-bedroom homes with yards, half a mile from [park name]"
"Great for a single professional""One-bedroom condos near the [line name] station"
"A safe, quiet neighborhood"Leave it out, or quote a named public source with its date
"The kind of people moving in are changing the area""Sales in [area] rose [X%] since last year"
"Up and coming" said about a specific community"[X] new listings and [X] permits filed this quarter"

Canada and the UK have their own rules on what an ad may say; see the same page. In the UK, a clip that names a specific property for sale with a price also needs its material information.

When should you record and post?

Record a few days after your MLS or board releases its monthly figures, so the numbers are fresh for the whole month. Post the six clips across four weeks rather than in one day. Our realtor content calendar shows where they sit among a month of listing and open house clips.

WeekClips
11 (headline price), 4 (rates)
22 (supply), 6 (what to do now)
33 (speed and price cuts)
45 (one street or price band)

Re-record clip 4 if rates move sharply mid-month; it is the only one that ages by the week. Six clips a month will not fill a daily schedule on its own. Pair it with listing tours: our real estate reel ideas show how one tour gives about 20 clips. On our Entry plan (2 clips a day, about 60 a month) we combine both. You approve 2 example clips before anything goes live, and we go live within 48 hours: see clipping for real estate, our founders page, or book a 30-minute call.

Questions people ask

What should be in a real estate market update?

Five local numbers with their source and month: median sale price, active inventory, new listings, days on market and the sale-to-list ratio. Add a dated rate figure for context and close with what it means for buyers and sellers in your area.

How often should realtors post market updates?

Once a month is enough for the recording, because most local statistics come out monthly. Cut it into six clips and spread them over four weeks.

Can I use NAR statistics in my videos?

NAR's existing-home sales page says its data may not be reproduced without written consent by people who are not NAR members. Members should check NAR's citation guidelines; everyone else should describe the national trend in their own words or use a source that allows attribution.

Where do realtors get market data?

From their MLS or local board's monthly statistics first. For national context: NAR, Freddie Mac's weekly rate survey and the Redfin Data Center in the US, the UK House Price Index in the UK, and CREA in Canada.
